Saad Holding was founded in 2018 as the management arm of Saad Immobilien and Diam Service as it's subsidiaries. 15 years of experience in all vectors of real estate business.

Our model is to find good opportunities in secondary cities in Germany, which still provide good price to rent ratio and where we see good upside potential on the medium to long term horizon (from five to ten years).
Cities like Gummersbach, Hagen, Gelsenkirchen, Wuppertal, Daun, Marienheide are in the near proximity (30-50km radius) from the big cities in Nord Rhein Westphalia. Those are: Cologne, Dusseldorf, Duisburg, Dortmund and Bonn. That’s only from half to one-hour driving, since the infrastructure (both auto-Bahn and railways connections are one of the highest quality level in Europe).
Compared to buying price of 5,000.00 € per m2 in Cologne or Dusseldorf, we are able to find opportunities in the range 1,300.00 – 1,600.00 € per m2. This directly benefits the investor, since it limits the downside price risk of the apartment.
Renovation costs are included in the price. We will make the necessary renovations with our sister company DIAM Service GmbH, who has 10 years of experience and expert workers in order to make all work: water installations, electricity, windows, roof, floors and ceramic.
That way investor is secure that his property will be well maintained during the whole period of investment.
Rental management is included in the price. Our sister company Saad Verwaltung GmbH is handling all tenant related processes. From finding the right tenant (Schufa checks), collecting rents, making sure that everything is running smooth (urgent repairs, etc).
German real estate is currently soaring. With property prices still being more affordable compared to other major cities in the Europe and the rest of the world,
we can say that Germany is currently one of the most lucrative markets to invest with strong investment return.

Finding right opportunity is the force driver for Anis. Building up his company from zero was a big challenge. It all first started with Diam Service ten years ago with renovation projects in Cologne area. From there its business started to grow, project after project – building after building.
Many important decisions had to been done correctly in that period. Real estate is really passion for Anis. Where other people don’t see opportunity – Anis is the one to go for it. Today, company has over 100 investors and had made over €35,000,000 in turnover.
If acquiring new projects is the job of Mr. Saad, we can say that driving force in the office is Mr. Naajar. Despite being only 25 years old – he is making sure that all operational things are under control. That’s certainly not easy task with lots of deadlines which must be respected.
Balancing work between in house renovation team (Diam Service) and various project renovations is every-day challenge. Over 350 apartments in the portfolio requires punctuate coordination to make everything efficient and smooth running.
